Community Guide

The Villages Real Estate & Homes

Florida’s premier 55+ community — golf, town squares and nightly entertainment.

The Villages

The Villages is the largest active-adult community in the country — and a world of its own, with dozens of golf courses, multiple town squares with free live entertainment every single night, hundreds of clubs, and a golf-cart network so extensive residents can reach groceries, doctors and dinner without touching a car.

Homes range from attainable patio villas to premier designs on golf or water lots, spread across villages that each have their own recreation centers and pools. Buying here has its own rhythm — bond balances, amenity fees, deed compliance and location strategy — and that's exactly where an agent who knows the system protects you.

FAQs

The Villages questions, answered.

What is the bond, and why does it matter?

Most Villages homes carry an infrastructure bond — a separate balance that may be paid off or still owing. Two identical homes can differ by tens of thousands in true cost, so always check the bond before offering. Xiomara verifies it on every home.

What monthly fees should I expect?

A community amenity fee plus utilities, and the bond payment if not paid off. Budgeting all of it up front avoids surprises.

New village or established area?

Newer villages offer newer builds; established areas offer mature landscaping and proximity to the original town squares. It’s a lifestyle choice — tour both before deciding.

Can younger people live in The Villages?

The community is age-restricted: generally at least one resident must be 55+, and permanent residents under a minimum age are limited. Grandkids visit; they don’t enroll.

Do I really need my own agent to buy there?

The community’s own sales agents represent the developer. An independent agent like Xiomara represents you — on resales especially, that means bond checks, inspections and negotiation on your side of the table.
